Home Mortgage Disclosure Act Aggregate and Disclosure Information Sheet

The Home Mortgage Disclosure Act (HMDA) requires lending institutions to make annual public disclosures of their home mortgage and home improvement lending activity. Disclosures are publicly available not only at the institutions' own offices, but also on the Web at www.ffiec.gov/reports.htm. In addition to each lending institution's individual disclosure statement, aggregate data tables covering the lending activity of all institutions subject to HMDA in each MSA/MD for the entire nation are made available on the Internet.

The HMDA data on the Web includes data from the universe of reporters; therefore, users will have access to the individual disclosure statement for each institution reporting HMDA and aggregate tables for each MSA/MD nationwide.

Changes for 2012 Data

For calendar year 2012, to categorize census tracts by income we rely on the 2010 Census and 2006-2010 American Community Survey (ACS) Five-Year Estimates to determine the median family income for each MSA/MD. For categorizing applicants or borrowers, we rely on information obtained from the Federal Financial Institutions Examination Council (FFIEC) for an updated estimate of the median family income for each MSA/MD. The use of the decennial Census 2010 and of the 2006 – 2010 ACS Five-Year Estimates in creating the Aggregate tables has resulted in a column change for Table 9 and the deletion of Table 10.

The year ranges for the Census Tracts by Median Age of Homes were recategorized to 2000 – 2010; 1990 – 1999; 1980 – 1989; 1970 – 1979; 1969 or earlier; and Age Unknown.

Removed: Table 10 (Aggregate Only)

The principal city flag was not able to be updated using the 2010 Census and 2006-2010 ACS Five-Year Estimates. Consequently, Table 10 was deleted for CY 2012 HMDA data.

Content Of 2012 Aggregate and Disclosure Statement Tables

A disclosure statement may contain up to 49 tables for each MSA/MD. In addition, a disclosure statement may contain two supplemental tables, and Summary Tables A1 through B (summarized at the nationwide level of the institution). Also, it will contain an Institution Register Summary (IRS) report, which reflects all the data reported by an institution for specific Loan/Application Register (LAR) fields in a summary report.

The inclusion of a table in the disclosure data depends on the institution’s lending activity. For example, if during 2012 the institution did not purchase any mortgage loans in a particular MSA/MD, its statement will not contain Table 2 for that MSA/MD. Similarly, if the institution did not originate (or receive applications for) home improvement loans, its statement will not include Tables 4-4, 5-4, 7-4, or 8-4; and if the institution did not report reasons for denials of loan applications, its statement will not include Tables 8-1 through 8-7.

Aggregate tables show the aggregate lending activity for all financial institutions covered by HMDA for each MSA/MD for the entire nation. One MSA/MD aggregate table document may contain up to 51 tables.
